What is included for my wedding when
booking Oak Meadows Farm and Venue?

Exclusive Property Access
With access to over fifteen of our nearly 70 acres, you and up to 150 of your guests can enjoy the privacy of this beautiful property including the industrial event barn, pavilion, groom’s cabin, field parking, terraced ceremony seating, our spring-fed pond with a large dock, and rolling meadows.

Spacious Pavilion
Our open-air pavilion overlooking the water is perfect for a small reception, rehearsal dinner, or cocktail hour! There is a large brick fireplace at the back with a live-edge wooden mantle for you to decorate as your own.

Secluded Cabin
The men have free rein in a temperature controlled “cabin” at the edge of the woods just steps away from the ceremony site. The cabin has a bathroom and kitchenette as well as a private room to get ready in which is stocked with fishing gear, a TV with phone-mirroring capabilities, leather couch, and a large barn door that opens to outside for lawn games or fishing before getting ready!

Industrial-Style Event Barn
Our temperature controlled event space has large stunning chandeliers hanging from the 20 ft ceiling and walls wrapped with white shiplap to keep your space a bright canvas that you can dress up or leave as it is; a spacious prep kitchen made of caterers’ dreams; bridal suite with a private bathroom; two guest bathrooms including one handicap accessible and a baby changing table; a wall of large glass-pane garage doors stretching 50 feet opening up to the covered porch. The covered porch has additional fans to keep you comfortable and is wide enough to keep you dry if the weather is questionable! Stepping out from the covered porch will take you to the romantic patio strung with lights! The patio is over 3,000 additional sq feet and is the entire length of the barn and wraps behind it as well. It is perfect for overflow seating, cocktail hour, a firepit with a hot cocoa bar, or dancing the night away!

Bridal Suite
Our bridal suite has YOU in mind! Featuring a long beautiful quartz counter top extending the width of the room with five make-up stations, gorgeous lighting and outlets with built-in usb/usb-c charging ports.  Including two additional chairs and a couch to lounge on or to gather with your girls for a photo op! And of course a beverage fridge and table top to enjoy snacks while you get ready. There is also a private bathroom with a large vanity, a drawer of “wedding day emergency kit” items in case you need something, and underneath cabinets for storing all the bridesmaid’s belongings to keep the room photo ready!

On-Site Venue Manager/Coordinator
You’ll be assigned a venue coordinator who will serve as your contact throughout the planning process and assist you with any venue-related questions you may have as you plan your wedding.

Secure Client Portal
Access to your own private online client portal system for communication with your venue coordinator, review and sign contract, review and make payments, and share files and information.

Elegant Chairs
Our 300 white chairs are available for use in your ceremony and/or reception. We also have a pair of brown or white cross-back chairs you can choose for your sweetheart table!

Variety of Tables
Available for your use at the pavilion, barn, or patio, we have twenty-two 60″ round tables that will seat 8 guests each, ten 6 ft rectangular tables, six 8 ft rectangular tables, ten 30″ round cocktail tables and a 4 ft rectangular table.

Custom Lighting
Dimmable lighting can change the entire feel of a space which is why most of our lights on the property have the ability to dim. We can change the lighting from dinner to dancing to help get your guests in the mood to party! We also have string lights throughout the property spanning from the pavilion, cabin, walking path from parking field to pond, as well as the patio at the barn!

Bridal or Engagement Session
You have access to our venue for a two-hour engagement or bridal session with the photographer of your choice. This session must be scheduled with us to ensure availability.

Preferred Vendor List
We have compiled a list of every vendor or service we could think of that you may want or need to prepare you for your wedding day. They are not required for you to use, but just suggestions if you are looking for someone that we have either worked directly with, alongside, or come highly recommended. This list is exclusive to our couples and is sent as soon as you are booked!

Premium Decor Items
Our decor items are available to you at no additional cost! We have a variety of items from arbors, candles, silk florals and eucalyptus strands, chalk board signs, lanterns, cake stands, platters, and whiskey barrels. We also have several lawn games including cornhole, giant Jenga, giant Yahtzee, giant connect four and possibly others as well. These games are great for behind the barn on the back patio to keep the flower girls and ring bearers entertained as well as the adults! There is also a large boxwood greenery backdrop in the barn that is perfect for a photo booth or backdrop! A list of the items with photos and measurements will be given as soon as you are booked.

Final Walk Through
Four to six weeks prior to your big day, we schedule you and your coordinator to walk through the venue to help you visualize your big day, figure out your layout, and ensure there is enough time to order or rent anything that may have slipped your mind in the planning process. We have found this so helpful for our couples to have a smoother set up process with already knowing where every table and decor piece will go prior to arriving to decorate! This is included in our rental, but not required!

Rehearsal
Regardless if you book a single day or two day wedding, you will have the ability to do a rehearsal included in your pricing. For single day weddings, you have the opportunity to schedule a 2-hour “walk through only” rehearsal on a Monday-Thursday up to three weeks prior to your wedding date. If you book the venue for a two day wedding, you have access to the venue the first day for bringing and setting up all of your decor, having your rehearsal and the opportunity to host a rehearsal dinner on site. This allows you and your bridal party to come in the day of your wedding to relax and be pampered– giving you a stress free day to celebrate!
